4WD/AWD with winter tires is absolutely required in winter (Thanksgiving thru March). Please do not rent this home in winter if you do not have a properly equipped vehicle.

Note the home has a low producing well so please do not exceed the capacity of 8 or you will run out of water. Additionally, there is plenty of water for normal usage - but you will run out of water if you are taking multiple showers a day, long showers, doing laundry all day etc. etc..

Our 3 bedroom/3 bathrooms has expansive views of the Hermosa Cliffs and an excellent retreat with large, open living and dining rooms, a wrap-around deck and large bedrooms, sitting atop a wooded hill in a quiet, rural neighborhood the Rocky Mountains.

The three bedroom, three bath home is large and roomy and includes a loft, large deck, recently updated kitchen, plus large living room and dining room.  A gas grill is located on the wrap-around deck that takes in panoramic views.

The open, contemporary, living space includes a recently updated kitchen with countertop dining, adjacent to the six-seat dining room for total dining seating of up to ten people.  The living room and dining room feature huge windows that reach from floor to 24 foot cathedral ceiling, offering views of the surrounding forest and majestic cliffs to the west of the home.  A wood-burning stove and large TV add to the comforts in the living room, and the large deck is accessed via glass doors from this room.

Located 30 minutes from downtown Durango, Colorado and 11 minutes from Purgatory Resort. Enjoy all the San Juan Mountains have to offer in both winter and summer.

Consistent with most Colorado mountain resorts, the home does not offer air-conditioning.

Please note there is a security camera located outside near the front door, back deck and one facing the water cisterns. Outdoor cameras monitor yard, deck and driveway to watch snow levels. There are no other cameras in the home. The camera are not monitored during guest stays except to watch water levels.

This home is pet friendly! We allow a maximum of 2 dogs max and the pet fee is $40/day (for a max $250 per stay).

Book at least a week and a 10% discount is automatically applied (Excludes Christmas/New Years).

Stay with us and we offer DISCOUNTS on both summer (white water rafting, horseback riding etc.) and winter (ski/snowboard rentals, sleigh rides, snowmobile tours etc.) activities.

Cancellation Policy: A non-refundable payment of $300 is required at the time of booking. This $300 payment is applied toward the total amount due and is only refundable within 72 hours of the time of the booking is made. If your arrival date is within 30 days of booking, payment in full is required at the time of booking. Cancellations or changes to stay dates, including changes that result in a shortened stay, are not permitted within 30 days of arrival, and any such changes will result in a penalty. Cancellations or changes that are made within thirty (30) days of the arrival date, forfeit the entire reservation amount while cancellations made more than thirty (30) days in advance of your arrival only forfeit the $300 payment made at the time of booking. For reservations that are at least thirty (30) nights, the cancellation policy above increases to sixty (60) days prior to the arrival date. We do offer travel insurance.
