"We have had VRC managing our property since 2014 and are very happy with them. In fact, since 2019 we bought 2 more investment properties (one at Purg and one in another state) specifically because we trust and appreciate their management and wanted to partner with them more. We would never have done that if we didn’t have the utmost trust for them personally and respect for what they offer. We had a short 3 month experience with another company in order to honor existing bookings from a previous owner when I purchased one of my rentals — it was a totally different and worse experience.
All of our rentals have continued to book more and more yearly and we are quite happy. It will depend on how much you use the property personally, industry/travel trends, and what you are offering, but 2021 was fantastic at 143 (Beaver Circle), 145 and 182 days rented for our properties and that includes some personal usage at all of them. It is hard to say what the industry trend will be in the future, but I feel good about it.
Day-to-day they handle everything and give us feedback when they think it is warranted. Other than that, we bounce ideas for improvements off of them and they are great with advice, help with vendors, etc. Keith manages my Durango properties and Gloryann manages my out of state and they are responsive 24/7/365. They just solve anything that comes up, period. The ratings are always high and renters (including my friends who have booked) give good feedback on the property managers so I think that is good too. They also have our booking $ deposited in our account at the end of every month — I was pretty shocked with the other property management company I was exposed to taking weeks and having “technical problems” with that.
As for theft and damage, instead of a deposit each renter pays a small damage waiver fee and VRC replaces any damaged/missing item with that policy. That has worked fine for occasional broken lamps, damaged linens, or missing laundry baskets whatever. We have furnished our places pretty well and with quality and haven’t had major problems..."
